Why cleaning decides your ratings
Guests rarely rate the house itself. They rate whether it matched the photos and whether it was clean. Cleanliness is the category that most often drags an overall score down, and it is also the only category you can fix without rebuilding anything.
A three-star cleanliness review is expensive. It stays on the profile, it affects your position in search results, and it costs bookings long after the actual problem was solved. That is why consistent cleaning is cheaper than it looks.
Consistency is what counts, not any single clean
One really thorough clean does not rescue a profile. Thirty identical changeovers in a row does. We work from the same list every time with the same team, so a guest in week 33 meets exactly what a guest in week 27 met.
What guests photograph when they complain
Hair in the drain and on the bathroom floor. Limescale on the shower screen. Crumbs in drawers and in the toaster. Marks on the bed linen. Dust on lamps and shelves above eye level. Sand in the sofa and under the table. That is the list we work from, because it is the list guests work from.
The cleaning fee has to add up
Set the fee too low and you either subsidise it yourself or cut the time, and it comes back as a review. Set it too high and conversion drops on short stays. Most of our hosts land on a fee that covers the changeover and treat the cleaning as an operating cost rather than income.

What does a changeover cost?
The price depends on the size of the property, the number of bedrooms and bathrooms, whether linen is included, and how many changeovers you have. Standing agreements cost less per changeover, because they can be planned into our route rather than being an extra trip.

It typically includes vacuuming, mopping, kitchen and bathroom cleaning, wiping surfaces, interior windows, and emptying trash. Most jobs take about 1-3½ hours on site for our team, depending on size and how dirty the property is.
Yes! We know what Airbnb guests expect and what generates good reviews. We ensure the property is spotless, fresh-smelling, and ready for check-in. Poor cleaning is one of the most common reasons for low ratings.
Yes. We carry both business liability insurance and workers' accident insurance. That means if we accidentally cause damage to your home, furniture or belongings during the cleaning, it is covered. Our team is also covered if a work accident happens at your property. You can safely hand over the key to us.
Yes, we specialize in changeover cleaning. We can adapt to fixed changeover days (typically Saturday) and ensure the house is ready for the next guest. We recommend booking a regular arrangement during peak season.
We normally expect a vacuum cleaner to be available. Everything else we bring: cleaning products, cloths, bin bags, and at least one toilet roll per bathroom. If there's no vacuum, just tell us-we usually have a backup so the cleaning can still be completed. If you have special requests or unusually high supply needs, we'll agree it in advance.
Yes. We can make beds with fresh linen and lay out clean towels between guests if that's part of your setup. You handle the laundry yourself, or we arrange a local laundry solution by agreement. Please agree this in advance so the linen is ready on site for the changeover day.
Yes. On changeover days we empty the indoor bins and take the bags to the collection point, run the dishwasher if needed and put clean dishes back, and check the fridge for leftovers. If you want the fridge fully emptied and wiped between guests or after the season, just let us know.
Yes. Many holiday homes use a key box or access via a rental agency. When booking, we agree on access, arrival time, and any special requirements (e.g., check-in times) so cleaning fits the changeover schedule.
Yes. If you live far from the house, we can drive out and check on it, for example after a storm, heavy rain or frost in winter. We look at the roof, windows, doors, any signs of damp or frost damage, heating and power, and whether everything is as it should be, and we send you photos and a short report. It can be a single visit as needed or a fixed winter arrangement. Contact us for a price.
Yes, by arrangement. For regular customers we can take the bed linen and towels home, wash them and put on a clean set for the next changeover. This requires two sets of linen, so there is always a clean set on the beds while the other is being washed. We price it by occupancy, for example just the double bed or the whole house. Arrange it in advance so we have the right number of sets ready.
Yes, we are very pet-friendly and love animals, so a dog, cat or other pets are perfectly fine, we have no phobias or anything like that. Your pet is welcome to stay home while we clean, as long as it does not get in the way of the work, for example by staying in another room or a quiet spot while we are busy. Do let us know in advance if there are animals in the home, so we can take it into account.
Yes. We are used to cleaning after dogs and cats in both holiday homes and private homes. We vacuum extra thoroughly for hair on sofas, rugs and beds, and can offer deeper odour removal and de-scaling for a small surcharge. Let us know in advance if pets are usually in the home so we can allocate the right time.
Yes, by arrangement. You can leave consumables in the house yourself, which we then use at no extra charge, or we can shop and restock, for example toilet paper, hand soap, dishwasher tablets and bin bags. When we shop, we invoice the items at cost price plus a small handling fee. We agree on what should be in stock, so the house is always guest-ready.
For regular changeover and rental customers we make a plan together. You share your booking calendar or your changeover days for the season, so we can reserve our time in advance, including in peak season when the days fill up fast. That way both you and we know when we are coming, and the house is always ready for the next guest. Please let us know in good time if anything changes.
Yes. We put furniture, cushions, decorative items and equipment back in place, so the house looks ready and consistent for the next guest. To get the setup right, we need photos of how things should be arranged, ideally a small photo set of the standard layout in each room. Once we have that, we reset the house to the fixed layout at every changeover, so it always looks the same and inviting.
If we find lost property during a changeover cleaning, we set it aside and let you know. We keep lost items for up to about four weeks, so they can be collected or sent back by arrangement. If they are not collected by then, we dispose of them.
Yes, we clean indoor hot tubs and jacuzzis, so they are left fresh and clean. Among other things we use pipe cleaner to clean the jets and pipework, so bacteria and biofilm are removed, not just the surface. We do not clean outdoor hot tubs. Arrange it in advance so we set aside the right amount of time and bring the right products.
